The goal of a Pre-construction effort is to develop a clear set of expectations for the project and to develop a design that meets them. The problem is that many people are trapped in the traditional approach of design, followed by estimate, followed by scope cutting and it’s back to the drawing board. First, we focus our efforts on identifying the Client's definition of Value; mission critical requirements, desired features and the little things that may be difference makers in the finished project. Then, we evaluate and rank the importance of each idea based on its relative “value” to the end user. Next, our Cost Model takes shape as we “align” construction dollars with each piece of scope until we determine the optimum balance between all of the competing interests.
The Pre-Construction Phase is where the Client has the maximum ability to save money on building costs. Our Value Alignment process allows maximum leverage to reduce building costs.
